School Rebuilding Programme (SRP) – Somerlea Park Junior School

Technical Barriers : Prioritised by the DfE as part of the first 50 national rebuilding projects. Planning challenges included justifying the demolition of a locally listed 1970s school building plagued by rotten timbers and roof leaks, alongside navigating a blanket Tree Preservation Order (TPO) imposed on the site immediately before planning application submission.

Dobson-Grey’s Intervention: Our Planning team engineered an undeniable “planning balance” case to justify the locally listed demolition, eliminating the need for a costly Appeal process, or delay in the planning process. We directly engaged the Local Authority Tree Officer to agree on structured mitigation for a historic 100-year-old oak tree, protecting the contractor’s building footprint. Our team concurrently ran intensive public exhibitions to align parents and residents ahead of submission.

The Outcome: Full approval secured from Amber Valley Borough Council with zero design revisions. Detailed pre-commencement planning conditions were negotiated, actively tracked, and discharged ahead of schedule via daily Local Authority chasing, preventing any construction delays.
