Our client approached us to advise on a planning submission for significant extensions to an ancillary domestic outbuilding within the grounds of their Grade II listed property.

After working closely with the clients and engaging at pre-application stage with the Council Conservation Officer, we submitted planning and listed building applications which were supported by the planning case officer.  The applications were refused against recommendation at Committee and we subsequently obtained planning permission and listed building consent for the development via the planning appeal process.

Challenges:

  • Listed Building Constraints: Working with a Grade II listed property required stringent adherence to conservation guidelines, ensuring that any alterations preserved the building’s historical character.
  • Setting and Neighbour Impact Analysis: Ensuring that the scale and impact of the proposals respected the sensitive Conservation Area setting and avoided unacceptable impacts on several immediate neighbours.
  • Planning Appeal Process: Initial planning applications faced hurdles (local objections and a Committee decision made against Planning Officer recommendation), necessitating a detailed and robust case to be presented as part of a successful planning appeal.
