Our client approached us to advise on a potential planning submission for a prominent ancillary building within the grounds of a Grade II listed property in a village Conservation Area. After working closely with the client on their pre-application, planning and listed building applications, the final proposals were recommended for approval by the case officer.  The applications were refused against recommendation at Committee and Dobson-Grey subsequently supported the client in achieving a successful outcome at appeal.

Challenges:

  • Listed Building Constraints: Working with a Grade II listed property required stringent adherence to conservation guidelines, ensuring that any alterations preserved the building’s historical character.
  • Planning Appeal Process: Initial planning applications faced hurdles, necessitating a strategic and robust appeal process.
  • Balancing Modern Needs with Historical Sensitivity: The project demanded a delicate balance between incorporating modern amenities and respecting the building’s architectural heritage.
  • Responding to Local Objections:  The proposals were met with objections from local residents and required the preparation of robust technical responses to address the points raised at both application and appeal stage.
