Technical Barriers: Delivering a transformative Special Educational Needs (SEND) redevelopment under the DfE framework (working with Bowmer + Kirkland). The 2.8-hectare site presented severe technical bottlenecks: a non-designated heritage asset (the historic Hall) located directly inside a Conservation Area, an adjacent Grade II listed Church, complex Biodiversity Net Gain (BNG) parameters and sensitive residential boundaries.
Dobson-Grey’s Intervention: Our Property team coordinated a public consultation and parish council/resident engagement campaign to support community understanding of the scheme and allay any fears and possible objections regarding construction noise and traffic. Simultaneously, our Town Planning team led technical negotiations directly with Council Conservation and Planning Officers, establishing a design approach that addressed statutory and allayed concerns.
The Outcome: Planning permission granted under Officers’ delegated powers with zero committee delays. Construction timelines preserved for offsite timber-framed sports/teaching blocks and historical restoration. The planning permission was tailored by Dobson Grey to ensure our clients’ early onsite enablement was not stalled by discharge of conditions to effect unhindered pre-commencement works.
